Charleston asks more of a floor than most cities do. Between thick summer humidity, hurricane-season storms, tidal flooding on low-lying lots, and salt air on the barrier islands, the wrong material can start showing cupping, staining, or odor within a year or two. Here's how to choose flooring that actually holds up to the Lowcountry - and where classic hardwood still earns its place.
Why Charleston Homes Are Tough on Flooring
It isn't just one thing working against your floors here - it's several, stacked on top of each other for most of the year.
- High year-round humidity that expands and contracts wood-based products
- Hurricane season storm surge and heavy rain events that flood ground-floor rooms near marshes and tidal creeks
- Older homes on crawlspaces, which push ground moisture up through the subfloor
- Salt air and sandy foot traffic on Sullivan's Island, Isle of Palms, Folly Beach, and other barrier-island properties
- Air conditioning cycles that swing indoor humidity up and down throughout the day
Waterproof LVP: The Lowcountry's Everyday Workhorse
This is why luxury vinyl plank has become the default recommendation for most Charleston-area homes. It's built with a 100% waterproof core, so humidity swings and the occasional flooded-room scare don't cause cupping, swelling, or mold the way they can with solid wood.
- Fully waterproof core - safe for kitchens, entryways, and ground-floor living spaces
- Realistic wood and stone visuals from brands like COREtec and Floorté without the moisture risk
- Handles standing water from storms far better than any wood product
- Popular with landlords and barrier-island rental owners for exactly these reasons
Tile for Wet Rooms and Flood-Prone Ground Floors
For bathrooms, laundry rooms, mudrooms, and sunrooms, tile remains the most moisture-proof option available. It doesn't absorb water at all, resists salt-air corrosion, and stands up to direct storm flooding better than any other material - which is why it's a common pick for ground-floor rooms on flood-zone lots near the Ashley and Cooper Rivers.
When Hardwood Still Makes Sense on the Coast
None of this means hardwood is off the table in Charleston - it just needs the right room. Engineered hardwood handles humidity noticeably better than solid wood thanks to its cross-layered core, making it a solid choice for main living areas in climate-controlled homes. Solid hardwood still performs well in upper-level bedrooms, dining rooms, and interior rooms away from exterior doors and bathrooms, especially once it's properly acclimated to the Lowcountry's humidity before install.
Carpet and Laminate Near the Coast: Use With Care
Carpet is fine in upper-level bedrooms and media rooms with reliable climate control, but it's a poor fit for ground-floor rooms in flood-prone areas, since it holds moisture and odor after any water event. Laminate resists everyday humidity reasonably well but isn't truly waterproof - skip it in bathrooms, laundry rooms, or any space with real flood exposure, and lean on waterproof LVP there instead.
| Flooring Type | Moisture / Flood Resistance | Best Charleston Use |
|---|---|---|
| Luxury Vinyl (LVP) | Fully waterproof | Whole home, flood-prone and ground-floor rooms |
| Tile | Fully waterproof | Bathrooms, entryways, laundry, sunrooms |
| Engineered Hardwood | Moderate - better than solid wood | Main living areas in climate-controlled homes |
| Solid Hardwood | Low - sensitive to humidity swings | Upper-level rooms away from moisture |
| Laminate | Water-resistant, not waterproof | Interior bedrooms, home offices |
| Carpet | Absorbs moisture and odor | Upper-level bedrooms, media rooms |
